Site Development

 

When submitting a site plan to the Building and Development Services (B&DS) Department:

 

  • A site development application, review fee calculations, payment, nine (9) copies, and one (1) CAD copy of the site plans are required. 

     

  • All applicants must go to the Preliminary Plan Meeting prior to the submittal of a site plan. 

     

  • The site plan may be submitted at any time after the Preliminary Planning Meeting and will follow the guidelines of the City Code which allows the city staff a thirty day review period on initial plan submission.

     

  • Subsequent revisions have a review time of fourteen (14) days. If there are no additional comments, after the review period, from City staff, the plan will be submitted to the Planning Office for the next Planning Commission meeting for approval.

     

  • If the project is located within the PD-C Zoning District, site plan is approved administratively by City staff.

     

  • Before the approved site plan is given to the applicant, a site bond, land disturbing and special excavation permits will need to be submitted. The site development process is regulated by Section 78 of the City Code
